House Rules

Longer Stays: Stays longer than 14 days require a guest paid refresh clean & linen change on the 14th day and every subsequent 14 days. Check-In and Check-Out: - Please provide expected check-in time. Will we do our best to cater to early check-in requests. - Guests to provide expected check-out time(latest being 10 am) and acknowledge the property will be scheduled for cleaning just after the time they have provided (late check-outs without prior agreement will incur a cleaner turn away charge or a full day rental). - Guest must view the check-in guide prior to arrival to familiarise themselves with the check-in process. - Keys must not be collected prior to agreed check-in time and lockboxes(if any) must be left closed and locked. During Your Stay: - Please be considerate of the other residents living in the building by being courteous and keeping the noise down to reasonable levels at all times. - Please report any breakages or damage sustained to the apartment during your stay as it allows us to repair/replace it in time for the next guests. - Guest to comply with all rules in messages, check-in guides, house manuals or as posted in any building. - Lockouts: These will incur call-out/building management/security or locksmith charges. - Lost Property: We will do our best to find and return any reported lost item. All cost involved with retuning lost items including time taken is chargeable.

很喜欢这个靠近海滩小屋子。与房东team沟通的也很顺畅，回复及时。第一天入职的时候发现洗洁精洗手液垃圾袋等都快用完了。房子里的设备稍微有些老旧，遇到刮风下雨的时候屋顶和窗户被风吹的声音很大。吸尘器是坏的，水龙头放出来的水是浑浊的，与房东沟通后告诉我们建议不要饮用。洗澡的水也会忽冷忽热，应该是需要维修一下了。如果这些设备修复完好，房间角落的地方打扫的更仔细卫生一点，应该是个很棒的房屋。

Great spot for post surgery recovery for our daughter. Close to facilities but quiet too. Positive: It was warm and cosy and the bedrooms were lovely and comfortable. The dryer was great for those rainy days. Nice to have the paid tv options for evening entertainment. Negative: The showers weren’t perfect as one would go hot and cold and the one in the laundry needs the shower head replaced. But everything else was great otherwise 😊

Deeply disappointed in this property. The photos/description are misleading. The kitchen was filthy and there were stains on the walls and rug. When I contacted the hosts during our stay their response was that I should've said something sooner but the problems were not things that could be fixed while we were there - broken shower head, damp in the ceiling, poorly maintained garden, run down/broken furnishings to name a few. They didn't respond when asked what they could've done about those issues or when I said the toaster was broken and that there was an unidentifiable black, sticky substance (possibly vermin droppings) around the kitchen skirting/under the dishwasher. I sent them photos of all issues mentioned but they did not respond. This property has not been maintained and the photos are not representative of the reality of it. It is in desperate need of a deep clean at the very least. Also, we were woken twice during the week by cats entering the property via a broken catflap

Positive: Great news restaurant around the corner, Golden Sands.... nice walk to Half Moon Bay... Comfortable beds... Negative: The toilet exploded on us in the early hours of the morning, let the owners know and couldn't get it fixed within 24hrs of letting them know... the other toilet we had to turn the water off to it as it kept running all the time. Mould on the ceilings and just not clean (loads of dust, spider webs and weeds on steps into the house. Needs a lot of TLC... then it could be a great place.

Pleasant stay, but it fell short of expectations Positive: The location is great—right next to a beautiful beach on a quiet street, and only about a 25–30 minute drive from Auckland city center. Plus, there’s free private parking, and we had no trouble fitting two cars inside. Negative: The apartment didn’t quite live up to our expectations, especially given its high rating of 9 on Booking.com and the price. While the basic cleaning was done okay, the place really needs some renovation and care to match the photos online. There were several small issues: • Black spots from moisture were visible on the ceiling and around the fan in the bathroom. • The blind was rusting, and the showerhead arm was damaged, with the holder unable to secure it properly. • One of the downstairs bedrooms was very dark due to a small, obscured window. The old doors sometimes opened by themselves due to the wind unless locked, and we had to wedge paper in the door to keep it closed. • The pans were severely damaged, so we bought a new one for our stay and left it at the apartment. • The toilet rooms were very small, and the doors opened inward, making it a bit of a “twister game” to get out. Overall, the apartment was satisfactory, and these issues didn’t ruin our stay—we still had a great time. However, it didn’t meet the high expectations we had based on the listing.

We had such lovely stay as a family of 5 . The location was amazing ,the beach is right at the doorstep . We all fit comfortably in the house ,we felt like we were on a holiday in a seaside village rather than in the city . The home was well equipped,loved having a dishwasher and washing machine and outside areas to relax . Would stay here again .

Lovely stay near the beach Positive: Wonderful location, plenty of room for our family of 5, super comfortable beds, had aircon, good sized kitchen, 2 bathrooms and showers! Negative: It was a very rigorous process to book this property - needed to give a lot of personal information (identity documents), credit card etc which seemed over the top for a 3 night stay.

Enjoyed our stay very much. It’s a lovely place. We all enjoyed the location and proximity to schools and beach. One crit is that the main bedroom upstairs mattress is not comfortable to sleep on. Other than that it was a great experience.

We stayed at this place twice 24-27th dec and 1st-3rd Jan and it was really good. Team EJ was always responsive and had clear communication which helped us have a hastle free stay and we truely enjoyed our vacay. We will surely prefer Team Ej’s managed property for Next Time. Thank you Team EJ

The house was exactly as described and perfect for a trip with kids. AC, lots of clean towels, and books and some games for everyone to play when it's a rainy afternoon. Eastern Beach waters are really gentle and shallow for quite a distance out into the water.

We had a couple of issues with the house but Team EJ got onto it straight and organised someone to come in and get the issues sorted out. Things are going to happen it how fast people respond and get it resolved. Thank you Team EJ

The house is in a nice and family friendly location, yet a car is advisable or almost a must. There is plenty of space with a rather small living room area. We did not bother too much as the kitchen is spacious and meant as a hybrid living space. Communication with Team EJ was flawless. We had a power outage and were supported greatly by our host even outside of the normal hours. Thank you very much! The house is undergoing some extra modernisation and I am certain that this is a gem in the making…. Recommended to larger groups and families! Thanks!

What an amazing spot ! So close to the beach, walking tracks and restaurants , warm, clean, comfortable and welcoming. House had Everything you needed. Owners were so lovely and it was easy to find. Thanks again for the wonderful stay

Great place to stay! Close to the beach and lots of great walking paths! Team EJ was very helpful and the communication was great. The only problem we faced was the cleaning service still being there when we arrived but the host was very apologetic and helpful! Thank you for a great stay :)

EJ's place was a very comfortable stay for family of 7 or 8 .Host were very responsive and helping when in need . Everything mentioned in discription was point on .

Overall, the stay was fine. We enjoyed the closeness to the beach and the games for kids at the house. The drawbacks that we felt could be improved were one of the beds in the second bedroom upstairs was so creaky it can he heard loudly in the bedroom next door whenever a person moved on it. The second floor also only had a toilet and mini sink, sink is so small that it splattered water everywhere even when trying to brush teeth at night. The light in the restroom downstairs with the shower also had flickering light which made showering at night difficult.

The location is very close to Eastern Beach and also convenient to the Half Moon Bay amenities. It was very clean, nicely decorated, and well stocked. The hosts are professional and responsive.

I would definitely stay again Positive: Nice sunny spot, walking distance from beautiful Eastern Beach. Very clean, the beds were super comfortable. It has everything you need in the kitchen. Lots of room, games and books. I highly recommend this beautiful home. Negative: They only supply one towel per person, although there is a washing machine and dryer, it's always nice to have back ups.

Positive: Very spacious home, big enough for 6 adults. Kitchen was well equipped, all the basics you would need were there. And there was a small area up stairs with a TV to sit back and relax. The bedrooms were good size as well. Negative: The bed in one of the bedrooms was a bit squeaky,but other than that all was fine.

was nice for a short stay between arriving from overseas and heading on to our next destination Positive: Off street parking was handy and walking distance to beach plus playground was nice. Full laundry with washer and dryer was helpful. Dining table that could fit us all at once (8ppl) was good. yard space was good for kids to play in. close to car ferry departure point for Waiheke Island. Negative: having 8 people stay you could never have everyone enjoy the living space together at once unfortunately as there’s only one 3 seater lounge and it’s upstairs. a full length mirror would be beneficial somewhere as would some mirrors in the bedrooms to do make up as there was no bench space for this in the bathroom. Inside of house would benefit from a thorough clean as most walls were dirty of marked. no air con remotes worked and the smoke alarm kept going off in the middle of the night so presume a number of batteries need replacing.

A get away from the city Positive: Heat pumps in most rooms was great. Having complementary toiletries was a bonus. Short walk to a lovely beach and restaurants. The extra outside decks were fantastic, one covered and one open up stairs New kitchen was great.. Negative: Small upstairs lounge on the landing.
