They fraudulently charged $800 of holding deposit without my consent. AVOID Positive: The location is good within walking distance. Rooms were comfortable but before you book read more Negative: They charged me $800 for a deposit on the property without my permission! Booking.com states $300, they took $500 and said that every accommodation is different, then they ignored my message and charged the original $300. I had an $800 hold on my card, one a completely unauthorised transaction. It’s obvious they now have my card details and can just charge here and there whenever they want and whatever amount. DO NOT BOOK! For the price, you are provided with cheapest travel size amenities. Don’t expect anything more than 2 tiny shampoo, 2 tiny body wash, 2 conditioner around 10ml. Also, the outside is in serious need of major work. It’s covered in moss and mould on the decking, needs urgent landscaping weeds, decking needs replacing. Completely filthy and unusable. If booking over the weekend, be prepared to have people late at night drunk and all early hours outside your bedroom windows as that’s where they park their cars. House is dark. Photos have been edited to make it appear lighter than it is. There is no central heating or air conditioning. Rooms are provided with oil heaters, so kitchen and bathrooms are freezing unless you take the heaters from one room into those areas. If it’s an extremely hot day, please note there will not be air conditioning in any of the rooms except the main lounge only. No carpark. Road parking only. Steep stairs to go down into house and up, so if you have suitcases or are not able bodied keep this in mind. Overall would not recommend. The communication was highly disappointing considering the incorrect transactions on my card, ignoring messages, and saying I had to wait until the cleaning had been done and a house report to release. Do yourself a favour and book a hotel instead

The location is extremely good, the house is very clean and the linen provided was hotel quality. The kitchen has everything you need including a dishwasher. I stayed in winter and there were good heating options throughout the house to keep the place warm. The only downside was the mattresses were uncomfortable, perhaps a mattress topper could help so guests don’t feel the springs, and the deck area in the backyard was unusable as it is in need of maintenance.

Amazing location and super cute space! It is an old house with creaky floors and doors but that is part of the character! There is AC in only the living room which means the bedrooms can be a bit hot in summer but we managed with a fan (although would recc the host buy one for each bedroom). Regardless would stay here again as it is great value for money and the host is really responsive and so helpful!

The home is a vintage Auckland house with beautiful details. It has been renovated but lacks some needed modern amenities. No heater or electricity in the bathroom. Comfortable beds and linens. Great location near Ponsonby Road. I left behind a personal item which I reported a couple of hours after departure. The team did not get back my item from the housekeeping company. I feel it was taken during cleaning. I am very upset with their efforts to return it. Double check your personal items when checking out if leave something behind you may not see it again!

If you want to be near Ponsonby- (much better and nicer that the city) this is an excellent spot. It’s walkable and parking is not too much trouble. If you’re older or have trouble with stairs you should know the entrance is down some old wooden stairs that are a bit rickety. The house is a lovely old villa with a done up kitchen, but old style bathroom, with (only) 1 toilet. They have everything you might need, but as it’s run by a company and not the owners you have the pros and cons that come with that - very responsive, but also a bit militant and passive aggressive in replies - 3 toilet rolls are not going to last 3 people a week, nor 1 tablespoon of washing powder, and I wouldn’t expect to have to buy more at nearly $500NZD a night. You are staying here for the location, to have space, and if you plan on cooking. The beds are fine for a couple nights but for a week and again the cost, you think they could do with an upgrade. This would be a perfect weekend in Akl spot. 🙂

Very old wonky house, it felt unstable - especially when it rained. The decor was lazy with bizarre cheap additions - these felt out of place to the historic feel of the house and the odd nice antique furniture that were scattered throughout. Not very homey nor enjoyable to be in, the house felt very stale. Cob webs in the corners of every room made the house feel dirty.

We had a very pleasant stay in an excellent area of Auckland in a really nice house. The additional third party ID check was unnecessary and not something we have encountered anywhere else in the world, and was not well explained. A neighbour very kindly agreed to store our bag when we had to wait for a flight. Beds were varying in comfort levels

Really enjoyed our stay at this lovely home. It is absolutely PERFECT for location if you’re wanting to stay in Ponsonby it’s really close to bars and restaurants (walking distance) so we saved a lot of money on Ubers. The house itself is lovely and had everything we need. The showers really nice and big, the rooms are nice and the kitchen has everything you need. Netflix on the TV is a bonus. It is a louder are as you are close to the busy street but that was no issue for us. Loved having the heating in the bed and being able to control seperately on each side of the bed. Highly recommend !

This place suited us very well and the location is fantastic. House is quite charming, and deck and gardens are lovely to have. Kitchen is really well appointed. Can’t beat the location. Quick walk to all that Ponsonby has to offer, yet feels private from the street and neighbours. Very charming, character home. Other reviews noted the house being small, we disagree…felt very spacious for a home of this type and relative to this neighbourhood. Very bright and ‘homey’ feeling. Amazing kitchen. Beautiful space. Other reviews also mentioned a dirty couch and rug, we also disagree with this…was fine for us. Highly recommend. Only complaints: no working wine bottle opener or can opener. No nespresso machine but indicated available. And wasn’t a fan of the third-party requirements…already upload ID and personal information into the Air BnB app, don’t like doing it again and providing personal info to an unknown third-party. I know this is supposed to add increased security, but no other Air BnB we stayed at in Auckland required us to do this. Otherwise, all was good.

We loved staying here! Much prefer a home over apartment styles. And this home and area is just stunning. They have a lovely outdoor spaces and it’s a very easy home to live in. The bedrooms aren’t right next to each other too so perfect if you’re with a group. So close to Ponsonby Road too!!! The best area in Auckland for wining and dining. Thanks for having us 😊

The house feels good. It has been renovated, but there were some moments I have to notice. The sofa was really dirty and feels not ok (management team promises to clean it). Fortunately there was a plaid and we used it as cover for the sofa. Some battens on the veranda were ramshackle and looked like they may break. But the rest was good. Kitchen had everything we needed. Rooms had heaters and beds had heaters too. The house is filled with light, especially on the sunset. Location is very good, it’s very quiet and very close to nice cafes. In general, we enjoyed our stay there and I’d recommend this place to stay.

we had a major issue with the hosts not allowing us to amend our booking, we needed to change the dates of our booking as our itinerary had changed, we put a request into the hosts within the ‘free’ cancellation window, and they purposely waited until the cancellation window had lapsed before rejecting the change request. We had pleaded with them to allow the booking amendment however they continually gave us a response that lacked substance, they said that they wouldn’t be able to rent the place out for the night was wanted to change, which was completely false as they didn’t have a booking for a whole week before we arrived. Theo airbnb support said the hosts were enforcing the T&Cs of the cancellation policy. I later found out the ‘hosts’ are really just a management company managing a portfolio of properties on the platform so it was like talking to a computer not a human. They would only allow us to cancel the entire booking and forfeit 50% of the entire booking fee about $1200

We enjoyed staying in Ponsonby and visiting Auckland. The rental house was in a good location and made it easy to access the city. The home was a beautifully renovated old building with a nice sunny patio. It had all the essential supplies to cook meals and dine-in. Communication with the property management was excellent. I would recommend deep cleaning of the sofa and area rug, as well as new matching utensils in the kitchen. Overall we had a pleasant experience.

This house in Ponsonby was amazing - not only it was very spacious and in a quiet street, but it was perfectly located for our trips and staying in it felt special. The porch, the kitchen, the bathroom... We accommodated in it shortly after being totally disappointed with another AirBnB and we cannot thank the team for providing it to us so quickly enough. Sitting in the back porch, sipping a drink and letting the day pass by was exactly what we need to calm or nerves and enjoy last few days in NZ. This was a last minute choice when our pre-arranged accomodation turned out to be less than desirable. Managed to book here within 30 minutes of walking through the door. The place was amazing, old world charm with the modern amenities needed. Everything suits the character of the area me the outside spaces and all the French doors made it even more welcoming. Highly recommend this place as it is less than 3km from Auckland city attractions.

My family and I (5 adults) agreed our stay at EJ’s house was a memorable one. The house was clean, charming, beautiful, and cozy. The beddings were clean, good smelling, and comfortable. Great location. Easy trip downtown (maybe 10 minute drive). Bit of noise at night from the nightlife but it wasn’t disruptive. Clean and tidy space. It was cold while we were here so we did not get to enjoy the large outdoor spaces while we were here. We will have to come back for that.

This is a fantastic location in a fantastic part of Auckland. It is very close to amenities, walkable to Westhaven, picture perfect surrounds, and all of the great NZ fashion locations are right up the road. You just need to put on your walking shoes. The house is little, but is warm and cosy (we had a very cold snap) and has everything you need. Team EJ provided all of the right details in a timely way to allow us to enjoy everything there was to offer. Highly recommend this property for a cheeky get-away to Auckland, and congrats Team EJ on your hosting skills.

The fire alarm went on one early morning, but otherwise all was good. Kitchen was very nice and as it was cold already a bit for us we could use heaters. Thank you for hosting us!

My family and I enjoyed staying here. The kitchen lacked a few things one might expect, and we had to buy things I'd expect to have like garbage bags and dishwashing liquid, but overall we liked staying here, and would recommend it.

This is nice example of a classic villa - it’s nice and big inside with lots of natural light. We liked the dark bedrooms for a comfortable sleep. Its in the perfect location for short stays and vacations where you’d be keen to eat out & enjoy the many local bars. It’s waking distance to Countdown, for your home cooked meals. But - We didn’t feel the home was finished to a high enough standard to justify the price. Examples: Cheap kettle and microwave, no basic kitchen essentials like tin foil, baking paper, herbs and spices. The oven door doesn’t close properly, the bathroom sink has a huge crack in it, the bath plug has seen better days. Pots, pans, cutlery and glasses were sticky. The blanket and pillows on the couches we smelly. Also, the hosts numerous messages were automatic and aimed at tourists. We needed the house to stay whilst our home was flooded, so most of the info was irrelevant - they had not acknowledge our situation.

Beautiful place and in a great location. We had issues with the fire alarm going off all night due to the battery not being replaced in a timely fashion. The hosts weren’t very responsive or helpful. They only ended up fixing it the next day around 6PM after we threatened to apply for a refund from AirBnB.

Our family of 5 enjoyed our stay. The location is perfect for wandering to Ponsonby Road or even downtown and is set on a quiet residential street with ample parking. The management company was helpful and we had good communication during our stay about check in/out and any questions we had. The house had all the amenities we needed to have a comfortable trip- washer, dryer, dryer rack, dishwasher, stove, fridge etc. The property was clean and well maintained and spacious enough for our our older teen boys who enjoyed exploring the neighborhood and popping out for food and shopping. The sushi restaurants and ice cream parlors were a hit and all within a 5 minute walk. Plus the nearby food courts, clothing stores, book shop and art galleries and numerous coffee shops was perfect.

A few short steps from the best street with some of the best restaurants and shops in the entire city (in my humble opinion). We loved everything about it and will definitely be back. If you’re looking for a short term stay, the location of this house is terrific. Steps away from shops, restaurants, etc. The house is also situated in a secluded way that makes you feel like you’re in a tropical hideaway in the city. Let the owners know if you have a car and are street parking so that they can get you a permit.

A beautiful period property in a fantastic location as it was so near Ponsonby Road, but in a quiet residential street. The highlight was being able to sit and dine outside in the lovely garden/ deck. We enjoyed it so much we are returning for the last few days of our trip!

22 Norfolk Street is conveniently located in the heart of Ponsonby surrounded by great shops, cafes and restaurants with a supermarket a few blocks away. Upon arrival we had an excellent check in experience and found the inside of the property very clean and comfortable and full of light. During our Airbnb stays we prefer to cook at the property and this would have been easier with a more functional oven. Our hosts Eric and Jason were very hospitable and when we reported issues they responded promptly. Overall we enjoyed our stay.

Lovely house, with easy street parking. So close to Ponsonby St which is lovely to wander and has great cafes and restaurants. Was ideal to watch the NYE fireworks as there is a viewpoint right on the corner of the street! Would highly recommend.

As most reviewers have said this very convenient accommodation for access to Ponsonby St with its good shopping and restaurants. Accommodation is pretty much as shown in the pictures so you get what you booked. I think something needs to be said about the parking. The listing shows free street parking. This is sort of true but the reality is that all the parking in the area has a 2 hr limit between 8am and 6 pm. For many this will not be a problem because they will either not have a car or will be out and about by 10am and not back until 4 pm. For us, who happened to have 2 cars and wanted to leave 1 car at home some days, it was pretty inconvenient and we have liked to have known this before arriving.

Nice, old house in a great area/suburb of Auckland. The house was pretty cold when we arrived, and it took a while to warm up. May be better in summertime. The area is great, with nice shops, restaurants and coffee shops right by. Loved the delicious food from TANK nearby.

This house is tidy & in a great location. On street parking was also fine. We had cleaners coming & going while we were staying which was a bit annoying. The house is a little tired & in need of some work - given that it's operated by a rental company I would have expected it to be in better condition - I was told by the hosts that the maintenance issues were due to 10 week lockdown and a 2 month rental prior to our arrival. When I provided them the details of what I'd noticed (thought they might want to know as they hadn't been able to access the house) they messaged me and stated: 'How about we end the stay tomorrow so you can find some place you’re happy with?' and later the same night 'We don’t want you to stay at a place you don’t like so we are happy to end the reservation tomorrow. So sorry about the sub standard experience and hope you find some place better for tomorrow'. This was all at 9.30 at night. Not very professional and really stressful!!! Stayed in loads of airbnbs & never encountered this kind of behaviour from commercial rental agents before! After all of this they also asked me to provide a 5 star rating so they don't get penalised by Airbnb.

The cleaners had to extend their cleaning to ensure that the property is back in its 5-star state. We had a long term guest at the property and because of the lockdown, it was difficult to send someone over to address all the maintenance issues. We wanted to make sure that you will be happy with your stay with us. We only suggested that you find another property because you sent us messages saying how unhappy you were although we have addressed all the things that you mentioned on your messages. Great spot, very quiet, and we enjoyed the front verandah for afternoon wine. The cottage was perfect for 3 adults. And the kitchen area very good. Much better than hiring a city apartment with small balcony!

This property was a fantastic space located extremely close to everything that you would want from Ponsonby. Great space for a family. The communication was fast and clear with helpful reminders for things like parking rubbish removal. The outdoor deck area is great to sit in the sun whilst eating or reading. Fantaaaaaastic location......five stars here. Very cute and spacious house......but definitely needs some love. All day parking wasn't an issue which was an initial concern......was all good though. House is fully equipped with everything you'll need. Portable heaters in all bedrooms and heat pump in lounge room......this house gets very cold. Communication/Response times with hosts was good. Things i had an issue with (that may or may not bother others) Hair in the bottom of the shower on arrival.......not the worlds worst but also pretty darn gross having to wash away a strangers hair before using the shower. What is the cleaning fee for if you have to clean things yourself. Oven didn't work for the entirety of our stay. We asked for a repair or convection oven to help us roast veges for our toddler. Apparently the part needed to fix the oven was going to arrive a day or two before our checkout so a small convection oven was supplied. Hole in the floor at the entrance to the shower. No big deal i guess unless you have a toddler with small feet roaming around the house. This was semi mended during our stay.....but a very quick crap job done that started to deteriorate the very next day due to bouncy floor boards on either side of the hole. Large hole in the bathroom sink that had been glued back together. It looked so awful. Once again, not the worlds worst as the sink still functioned but it was a real bum out every time you needed to wash your hands. I expected more effort to be made on simple upkeep due to the cost per night of this property. Few other things bothered me but i won't harp on. We had a mix up with previous guest just after our check in which wasn't pleasant. Due to this and broken oven I requested a refund which was ok'd by the hosts. But unfortunately we had trouble finding suitable family accom close by so we made the decision to stay. I requested a discount due to the inconvenience of having no oven and a 10% discount was given. All in all, i just don't think this property was for me.

We are so sorry about the hair you found in the bathroom drain, we talked to the head of our cleaning team to make sure that such incident won't ?happen again. We apologize for the mix-up with the previous guest, we have reported her to Airbnb. About the oven, this was unfortunately broken by the previous guest and the technicians usually take a day or two before they could come and fix it. We understand your need for the oven so we brought you a convection oven so you could use it while we are getting the original oven fixed. We acknowledge the small maintenance issues that you mentioned and sent Werner to address all of these right away. He had to come back to address the other small issues but you wanted this to be done after your stay so we did reschedule the other small repairs after you checked out. We hosted many people who really love the home including movie stars. Nevertheless, we appreciate your feedback as this helps us improve our services as hosts. Thank you for trying to work with us to resolve all these issues during your stay.

Do not stay here, they tried charging me 2,500 for a pen stain on a couch that wasn’t even used and that I knew I never done! I have proof I left there property exactly how it was received to me. The place has a perfect location but is a nice home but how they conduct themselves was beyond belief. I still laugh when I go through my photos and think I imagine how many other people they try to do this too.. I’m knew to this and they have totally put me off for the future
