✧ Heating: To keep the house warm, there is gas fireplace in living areas, underfloor heating in 2 full bathrooms, and portable heaters in bedrooms

✧ Please note that due to being located on a dense tree line street, there will be some leaves on the front and exteriors of the house

✧ The house is located directly next to a local kindergarten that is open Monday - Thursday, 9.15am - 12.15pm and is on a busy residential road, expect some noise.

✧ No breakfast is provided with this listing - please do take the chance to enjoy some of Auckland's beautiful cafes

✧ Be respectful to the house and neighbours, with no disturbance to the neighbourhood. Violation of this will result in immediate eviction without refund at the host's decision, regardless of policy and booking in place

✧ Strictly no parties or large gatherings without approval. Violation of this will result in immediate eviction without refund at the host's decision

✧ No smoking is permitted anywhere on the property, indoors or outdoors. This is a 100% smoke-free home. A cleaning fee will apply if this rule is violated

✧ A form of government ID along with a selfie is required by the host

✧ Please be aware that our landscaping, including lawn mowing and gardening, follows a scheduled maintenance plan. Our team may be on-site during your stay to maintain our grounds to the highest standard. We will strive to minimise any inconvenience and complete our tasks promptly

✧ Please leave the pool in the same state it was in during check-in

✧ If you have children, please ensure they are supervised at all times, to ensure their safety and security. The gate to the swimming pool must be closed and secured at all times as per New Zealand regulations of pool area safety

✧ Kindly be aware that our pools and spas adhere to a predetermined maintenance service schedule. Our team might be present on-site during your stay to guarantee that these amenities are maintained to the highest standards for your enjoyment. We will make every effort to minimise any inconvenience and complete our tasks promptly

House Rules

Longer Stays: Stays longer than 14 days require a guest paid refresh clean & linen change on the 14th day and every subsequent 14 days. Check-In and Check-Out: - Please provide expected check-in time. Will we do our best to cater to early check-in requests. - Guests to provide expected check-out time(latest being 10 am) and acknowledge the property will be scheduled for cleaning just after the time they have provided (late check-outs without prior agreement will incur a cleaner turn away charge or a full day rental). - Guest must view the check-in guide prior to arrival to familiarise themselves with the check-in process. - Keys must not be collected prior to agreed check-in time and lockboxes(if any) must be left closed and locked. - Bags or cars must not be stored at the property prior to check-in or after checkout without approval. - Carpark can only be used from check-in time and must be removed at check-out time. During Your Stay: - Please be considerate of the other residents living in the building by being courteous and keeping the noise down to reasonable levels at all times. - Please report any breakages or damage sustained to the apartment during your stay as it allows us to repair/replace it in time for the next guests. - Guest to comply with all rules in messages, check-in guides, house manuals or as posted in any building. - Lockouts: These will incur call-out/building management/security or locksmith charges. - Lost Property: We will do our best to find and return any reported lost item. All cost involved with retuning lost items including time taken is chargeable.

A lovely weekend. The place was comfortable, modern, and well-equipped. We loved the fireplace and the cozy living room on a windy, rainy winter weekend in Auckland. Separate rooms for my two grown kids, each with their own en-suite, away from us (upstairs), was the perfect set-up for them and us. Great location close to Ponsonby Road and all the restaurants and bars. A big plus was having a garage to park in, it was just big enough for our ute (by 2 inches back and front!:)

We loved this modern house with great facilities and in a great location. Short walk uphill to Ponsonby Road. Good view of the Sky Tower. Loved the road it was on with all the old style, historic houses. A safe area. Great to have a double garage.

Beautiful house in a great location in the heart of upbeat Ponsonby. Hosts were very responsive and checking in and out was super easy. Great flexibility to check in early and check out late if required. Beautiful house that had all that we needed for a family weekend. The only downfall would be the weather was too cold to use their fantastic plunge pool 😜But that was. Obviously out of their control. Will definitely need to consider coming back in summer. Highly recommend!

Beautiful 3 bedroom, 2.5 bathroom property, walking distance to restaurants, cafes, and shops. Amazing night views of the skycity right from the lounge. Fireplace kept us warm and cosy. Beds were comfy, and house was nice and tidy on arrival. Would definately book and stay again - hopefully in the summertime so we can use the plunge pool.
